Side Lot

In 2012, we bought the lot next door to ours. The lot was originally thick with saplings, poison ivy, briars, and dead trees - some standing and some laying down.

After:
This is the entrance to the lot from our driveway. The hose was there to get plants established the first year, but nothing in the lot is watered anymore.
I cut down dozens of saplings, sprayed Roundup on poison ivy and chopped briars, then hired someone to cut down large dead trees and haul off all the debris.
The path starts at the driveway then crosses another path where the hose is looped, then daylily beds are on either side.
A fern and hellebore bed is on this side of the right daylily bed.

A long pond from the tee boxes to the green separates our lots from the golf course's fairway. See arial view below.

Next is the property line between the two lots.
The blue bubble is the location of our house.
The curved line below it is where the golf course cart path
goes around our property.

Below is the plat for the lot. The lines on the plat are paths created to go by the various beds.
The lot is an odd shape as well as sloping from the street down to the golf course (top of the plat).

Being on a cul de sac (circle), the street side of the lot (at the bottom of the plat) is relatively small (45').
However, the street does not run directly on that 45' line. It's not even parallel to it.
The line coming down at about 45 degrees is perpendicular to the circumference of the cul-de-sac street.
The original property line is set back from the street about 20' on the left and about 10' on the right.
For all practical purposes, that area is now part of our property and we have landscaped it.

The driveway to our house runs up the property line from the bottom right of the plat for about 180'.
About half way up the driveway are two marks indicating the 11' width of the driveway.
The line from those marks is the "driveway path" into the side lot.
In the 11' between the driveway and the side lot property line are the driveway beds of our original lot.
They are only about 3' deep; the remaining 8' or so slopes down and is covered by stone.
